It was 2018, and Billy and I were riding an elevator to the 43rd floor of a high-rise building in downtown Seattle. I had never been more nervous in my life. Not only had I never been to the 43rd floor of any building before, but I was also about to present to a room full of exceptionally smart tech and business professionals.
At the time, Flex and Zillow Offers were just concepts, and the decision-makers had asked for our input on how the models should work. The founders of Zillow, along with about ten other C-level executives, had invited me to present our recommendations. And they had me slated for six hours!
On the long elevator ride up, my mind was spinning with panicked questions: "How did I get here? How do I get through this presentation without screwing up?" In such high-pressure situations, my go-to strategy is to use visualization and modeling to calm my nerves and tap into my zone of confidence. For this presentation, I visualized Tom Ferry, my long-time coach and mentor, right next to me, offering his support and guidance every step of the way.
The presentation went smoothly and soon turned into a collaborative brainstorming session, which is my sweet spot. My confidence grew as the room buzzed with strong discussions, and the Zillow execs were really interested in our ideas. This meeting kick-started a great partnership and gave me a huge confidence boost for future presentations.
What helped me nail it was visualizing Tom Ferry, my long-time coach, right beside me, drawing from his confidence. If you're facing a high-pressure situation, try this: think of someone who inspires you and tap into their confidence through visualization. It can help you stay calm, focused, and do your best.

This technique helps me tap into the strengths and qualities of these incredible individuals, allowing me to perform at my best. It’s a way to bring objectivity to our efforts, stepping outside ourselves to gain a fresh perspective and renewed determination.

Listing marketing becomes even more crucial as we fully enter the hot summer days! Showings tend to slow, and days on market extend, making it essential for sellers to see that we are actively promoting their homes. The Seller Report provides a real-time glimpse into how their home is performing, ensuring they feel informed and confident in our efforts.
Email marketing has proven highly effective. When we blast a property to our database, we typically see a significant increase in views. However, the challenge remains in targeting the right segment of our shared database. Correctly tagging prospects in Follow Up Boss is crucial for effective segmentation. The best thing we can do for today's buyers and sellers is to keep them informed. Sellers MUST price their homes right—this is not the time to push the market. Buyers are well-educated and closely monitoring every listing. According to a recent Redfin report, buyers view properties on the market for 14 or more days as either overpriced or problematic. Sellers have just 14 days to make their best impression. While there are buyers in the market, they are discerning and have more options than last year, often using their negotiating power to their advantage.
